Forms of payment, reservations, rent and deposit.
To reserve one of our properties, we require a deposit to confirm the reservation of 30% of the total rental amount. The remaining 70% will be charged at check-in upon entering the property.
The payment, referring to the 30% of the reservation, can be made by bank transfer/deposit, Pagseguro or credit card.
The payment of the second part can be made by bank transfer/deposit, as long as the credit is made before check-in or payment in cash at check-in. The payment of the second part by credit card will only be possible with an increase of 10% of the amount paid in credit mode
To validate a reservation, our customers must send proof of payment and the following information: Full name, birthday, ID (or passport number), CPF, full address, telephone, e-mail, time of entry into the property, flight number, departure time of the property, name of other guests.
The security deposit will be required at check-in in cash or check with pre-determined amount per property at the time of booking.
In order to be able to allocate your payment, we always require a confirmation of the transfer via email.
Your reservation will be validated from the moment the reservations department sends you a confirmation email.
Standard time: 3pm to 7pm.
It is necessary for the customer to contact us, send the time of their arrival and a photo of a document, to facilitate the identification and access of customers in the properties.
The customer will have to call our check-in department (available 24/7) in advance, up to thirty minutes before arriving at the property. After receiving the call, one of our employees will wait for the guest at the entrance of the reserved property.
Standard time: 9am to 11am.
An Estadia Carioca employee will meet the client at the apartment (the time will be scheduled in advance in the rental agreement), in order to examine the property, receive the keys and return the security deposit.
If the apartment is available and the customer wants to leave only between 11am and 10pm, we need a late check-out fee of 50% of the daily rent. This amount must be paid at the entrance.
Cancellation and change of booking
In case of cancellation less than 1 week before the booking date, the deposit amount of the reservation will not be refunded. There will be no refund of rent or deposit if the guest decides to leave the apartment before the deadline. Changes to the booking dates will only be allowed upon written confirmation from the company.
The Estadia Carioca Agency has the right to immediately terminate the rental agreement, without any refund of amounts paid by the client, if one of the following cases occurs: the total number of occupants exceeds the maximum defined on our website, disturbance of the neighborhood's peace and / or violation of the rules of the condominium, organization of parties, consumption of illicit drugs, domestic animals without our permission, lack of full payment of the rent or security deposit.
If the reserved property has an internet connection or cable TV, Agência Estadia Carioca assumes no responsibility for any connectivity problems or inconveniences resulting from these. These services are provided by telecommunications companies and are beyond our control. In case of problems and disturbances with Internet connectivity or TV signal, there will be no refund of the rent payment.
Responsibilities and obligations of our guests
The guest assumes full responsibility for the property he has rented as well as for any item belonging to the condominium. The same is applicable for other guests.
The customer and all occupants of the apartment must comply with the condominium regulations and rules. Fines imposed by the condominium management for noncompliance with the rules will be immediately paid by the customer. In addition, they may also lead to a premature termination of the rental agreement without any refund.
Visitors: there are condominiums that do not allow visitors to enter. Please contact us before making any reservation where visitors are expected, so that we can provide a more suitable property.
Reservations based on the monthly rent value do not include the consumption of light. The customer must pay the bill equivalent to the period of his stay at the time of check-out or, if the rent exceeds 3 weeks.
The contracting parts elect the District Court of Rio de Janeiro - RJ.
